This is the most important paragraph in this guide. Ticks do not live evenly across the lawn. They die in direct sun on a healthy mowed turf. They cannot survive the open lawn at the center of a Scarsdale or Larchmont back yard in July.
Ticks live where the lawn meets something else. The habitat list is short and consistent across every Westchester property we treat:
- The leaf-littered edge where mowed lawn meets a woodlot, ravine, or untended fence line
- Mulched perennial beds, especially in shaded corners
- Stone walls and rock landscaping that hold moisture and shade
- Stacked firewood, brush piles, or compost areas
- The shaded base of large evergreens, arborvitae, and rhododendron hedges (which Westchester has by the thousands)
- The transition between turf and any natural area, including the rocky meadow zones common on properties up in the Croton watershed
This concentration is the key to effective treatment. Ticks live in maybe 10 percent of your yard. Sprays applied to that 10 percent are far more effective than blanket coverage. The bulk of your turf, where the kids and the dog actually play, is already low-risk if it is well-maintained.

The family still does the standard checks after time outside, especially when they hike at Rockefeller State Park Preserve or the Bronx River trails. The difference is that the yard itself stops being the threat zone.
The Westchester Tick Species That Matter
Three tick species are established in Westchester County, and they have different habits and disease risks.
The blacklegged tick (deer tick) is the one that carries Lyme disease, plus babesiosis and anaplasmosis. Adults are dark brown, sesame-seed sized. Nymphs (the most dangerous because they are easy to miss) are smaller than a poppy seed. They live in moist, shaded leaf litter and are most active in May and June (nymphs) and again in October (adults). New York State has the highest reported Lyme rates in the country, and the Hudson Valley including Westchester is the epicenter.
The American dog tick is the larger, more familiar tick with light markings. Active April through July, prefers open grassy areas. Can transmit Rocky Mountain spotted fever, though New York cases are rare.
The lone star tick is increasingly common in Westchester (it has expanded north significantly in the past decade). Distinctive white spot on the back, aggressive biters at all life stages, associated with ehrlichiosis and alpha-gal syndrome (the red meat allergy).
