How Should I Water My North San Antonio Lawn From August Through October Under Restrictions?
Short Answer: Water on your assigned day only, and make that one cycle count. Because our soils are shallow over caliche and limestone, water applied fast runs off instead of soaking in, so split each zone into two or three short runs separated by a rest period. Aim for roughly half an inch to three quarters of an inch on the day you are allowed, measured with tuna cans rather than guessed. As evenings cool through late September and October, keep the same depth but stretch the interval. Finish the season with one genuinely deep soaking before the first hard freeze.
It is the last week of August in Bulverde. The thermometer on the back porch has not seen an afternoon under ninety since sometime in June, the limestone under the flower beds is warm to the touch at nine at night, and your one permitted watering day feels like an appointment you cannot afford to miss. You have watched the strip of St. Augustine along the west side of the house go from green to gray green to something closer to straw, and every neighbor on the street has a different theory about what to do.
There is a particular kind of tension that comes with rationing something your lawn visibly needs. Most homeowners we talk to on the north side are not looking for a loophole. They want to know how to spend a limited amount of water in the smartest possible way, and then stop second guessing it.
Why Water Behaves Differently on Our Ground
Most of North San Antonio and the Hill Country edge out through Boerne and Helotes sits on shallow soil over limestone and caliche. In a great many yards you hit rock or hardpan within six to twelve inches. That shallow layer holds a fraction of the water a deep prairie soil would, so the reservoir your grass draws from is genuinely small and it empties fast.
Two consequences follow. First, our lawns cannot be watered on a deep and infrequent schedule as generously as advice written for other regions suggests, because there is nowhere for that extra water to be stored. Second, water applied faster than the ground accepts it does not wait politely. It runs off the caliche, down the slope, across the drive, and into the street. On a sloped Helotes lot we routinely watch a large share of an irrigation cycle leave the property before it ever soaks in.
This is the honest reason so many yards here look thirsty even when the controller says they got plenty. The controller measured minutes. The soil measured inches, and the two numbers disagreed.
What Restrictions Ask of You, and What They Do Not
Watering rules in our region are tied to aquifer levels and move through stages that tighten as those levels fall. Rather than memorize a stage, build the habit: check your provider’s current rules at the start of each month, know your assigned day, and know your permitted hours. Stages change, and a schedule you set in June may be out of step by October.
Two things are worth understanding. Restrictions almost always target automatic in ground irrigation most tightly, while hand watering, drip, and soaker hoses are treated more permissively. That matters, because it gives you a legal way to keep a struggling area alive without running the whole system. Second, restrictions are a ceiling, not a target. Nobody is required to use the full allowance on a mild week, and the homeowners with the best looking lawns in October are usually the ones who quit watering out of habit.
Making Your One Day Count

You will also learn something uncomfortable and useful: the cans rarely match. A quarter inch in one and three quarters in another means the coverage is uneven, and no amount of extra runtime fixes that. It gets fixed with nozzles and heads.

Cycle and Soak on Ground That Refuses Water
Here is the single most useful change most north side homeowners can make. Rather than running a zone for a solid twenty five minutes, break it into three runs of eight or nine minutes with roughly a half hour of rest between them. Program it as three start times in the same permitted window.
The reason is infiltration. Thin soil over caliche accepts water at a slow and steady rate. Once the surface saturates, everything after that is runoff, and it happens sooner than people expect. Giving the ground a rest lets what you applied move downward, which reopens the surface to accept the next pass. Same total minutes, same day, dramatically more water where the roots are.
Watch a cycle sometime and you will see the moment it happens: the sheen appears on the grass, then a thin trickle starts working down the driveway apron. That trickle is your water bill leaving.
Tapering Through September and October
As days shorten and the first weak fronts push through, the lawn’s water demand falls considerably even when afternoons still feel like summer. The mistake we see is homeowners holding their August program into a mild, damp October and wondering why the St. Augustine has gone soft and started showing thinning patches in the shade.
The right adjustment is to keep the depth and stretch the interval. Do not shave your run times down to little sips, because shallow water grows shallow roots and that is exactly the wrong thing to build heading into winter. Instead, skip a permitted day when the lawn does not ask for it. Let the turf tell you: when footprints stay visible after you walk across the yard, when the color shifts toward blue gray, when blades fold along the midrib, it is time. That test works better than any calendar.
Rain counts, and our fall rain here tends to arrive all at once. A three inch storm over Boerne can cover two or three cycles worth of demand. A working rain sensor pays for itself in a single wet week.
The Deep Soak That Carries the Lawn Into Winter
Warm season grasses do quiet, important root work in fall while the top growth slows. Soil that stays warm well past the first cool nights lets St. Augustine, zoysia, and bermuda push roots downward, and that root depth is what determines how the lawn handles next June. Cutting water off entirely in October gives that up.
So keep watering, just less often, right up until growth genuinely stops. Then, before the first hard freeze, give the lawn one long, slow soaking. Dormant grass is not dead grass, and dry soil through a Hill Country cold snap causes far more winter injury than the cold itself does. That final soak also protects the crowns and stolons of St. Augustine in exposed spots along the south and west sides of the house.
One more note: this is not the season for pushing heavy nitrogen. Late nitrogen forces tender growth that needs water you may not be allowed to give it. Feeding in fall should lean toward root and stress tolerance rather than green flush.
