1. Runoff and Crusting on Gumbo Clay
Houston Black gumbo, the heavy expansive clay across most of West Houston, has tiny pore spaces and almost no infiltration capacity once the top half inch is saturated. After a thirty minute irrigation cycle, the surface is wet, but water has stopped moving into the soil. You can see this if you walk the lawn during a run: water pooling on the surface, sheeting down toward the street, sometimes standing for an hour after the system shuts off.
The compound problem is crusting. As the clay dries between watering days, the surface forms a hard sealed layer that repels water on the next cycle. Your system fires, the water hits the crust, and most of it runs off. Six inches down where the roots live, the soil is still dry from last week.
The fix is cycle and soak. Split each zone into shorter cycles separated by thirty to forty-five minute rests so water has time to move down rather than across. A thirty minute zone becomes three ten minute runs with rests between them. Most modern controllers (Rachio, Hunter Hydrawise, Rain Bird ESP-Me) have this built in. A wetting agent applied across high-runoff areas (penetrants like Hydretain or Revive) can also help break the surface crust and improve infiltration through July and August.
2. Chinch Bugs in the Sun-Baked Strips
Chinch bug damage on St. Augustine looks exactly like drought stress. The grass yellows, then browns, often in irregular patches that expand week over week. Adding water does nothing because the problem is not moisture. The bugs feed by injecting a toxin that disrupts water uptake in the blade, so the symptoms mimic dehydration even when the soil under the patch is wet.
The clue is location. Chinch bugs work the hottest sunniest spots: south facing slopes, the strip along the sidewalk or driveway, anywhere against a west facing brick wall. If your brown patch is in one of those zones and the rest of the yard is fine, run the float test. Cut both ends off a coffee can, push it two inches into the lawn at the active edge of damage, fill with water, and watch for tiny black or red insects floating up within five minutes.

3. Brown Patch and Gray Leaf Spot Disease

Brown patch (large patch) shows as roughly circular yellow-to-brown patches with smoky margins, often expanding overnight. Gray leaf spot shows as gray or tan oval lesions on individual blades, with thinning canopy patches rather than discrete circles.
Both diseases need three things to take off: warm soil, leaf wetness for several hours, and lush nitrogen-pushed top growth. West Houston supplies the first two for free most of the summer. Homeowners supply the third when they fertilize hard in June or water in the evening hours.
If your browning shows up as expanding circles with darker rings at the edges, or as thinning patches with visible lesions when you examine a blade in your hand, you are looking at disease. The cultural fix is to water before 8 a.m. only, avoid late afternoon or evening irrigation, drop the nitrogen rate, and improve airflow where possible. If the disease is already established, a labeled fungicide (azoxystrobin, propiconazole, or thiophanate-methyl) applied per label directions stops the spread. Curative applications work but recovery takes weeks.
4. Take-All Root Rot Working Underground
Take-all root rot is endemic to West Houston St. Augustine. It is a soil-borne fungus that attacks roots and stolons, and it loves the conditions we have most of the summer: warm soil, alkaline pH in many neighborhoods (especially yards built on fill), and recurring moisture stress between heavy rains. Above ground, the damage looks like thinning yellow patches that turn brown. The lawn responds poorly to water and fertilizer.
The diagnostic test is to grab a handful of stolons at the edge of a damaged area and pull. If they come up easily with rotted or blackened roots, take-all is the prime suspect. Healthy St. Augustine stolons are firmly anchored with white root hairs visible when you lift them.
Take-all treatment is different from everything else on this list. It involves soil pH adjustment with elemental sulfur or sphagnum peat topdressing, careful nitrogen management (do not push growth), and in confirmed cases a fungicide rotation with azoxystrobin or propiconazole. Adding water and nitrogen to take-all damage usually accelerates it.
5. Anaerobic Soil in Low Spots and Storm Ponding Areas
This is the West Houston specific cause that other Texas markets do not deal with at the same scale. Gumbo clay holds water for days. A pop-up storm that drops two inches in an hour leaves the low spots in your yard saturated for forty-eight to seventy-two hours afterward. During that window, the soil goes anaerobic (oxygen runs out), root function shuts down, and beneficial soil microbes die off. Once the area finally dries, the grass in that spot looks fine for a few days and then browns out as the damaged roots cannot keep up with July heat.
The pattern matches the storm runoff pattern of your yard. If your browning is concentrated in the low spot near the back fence, the bottom of the slope where the driveway meets the lawn, or a flat area that ponds after every rain, this is your cause. The fix is drainage improvement (French drains, swales, regrading), not more water.
Short term you can help these areas with light core aeration to break the surface crust and let oxygen back into the soil, plus a wetting agent and a modest iron application to support recovery once oxygen returns. Long term, drainage solves it.
6. Grubs Working Beneath the Canopy
The last common cause is grubs. White C-shaped larvae of June beetles, May beetles, and southern masked chafers chew the roots off Bermuda and Zoysia in particular, less often St. Augustine. Damage shows as patches that brown out and pull up easily when you tug them. The grass tears free of the soil because the root anchor is gone.
Look for the lift test. Push your fingers under the edge of a brown patch and pull gently upward. If the turf rolls back like a loose rug exposing white grubs in the top two inches of soil, that is your problem. Five or more grubs per square foot calls for treatment.
Grub treatments rely on imidacloprid or chlorantraniliprole applied as a granular and watered in immediately. The watering in is critical. Without it, the active ingredient sits on the surface and does not reach the larvae. On gumbo clay, give the application a long soak rather than a quick flush.
How to Diagnose Your Lawn in Thirty Minutes
Walk the yard with a screwdriver, a coffee can, and your phone camera. Push the screwdriver in at six spots across the lawn and note where it goes deep and where it stops short or comes up muddy. Run the float test at the edge of any brown patch in a sun-baked area. Pull a few stolons or tug at the brown grass to test root anchoring. Photograph the patches from above so you can track progression over the next week.
Cross-reference those observations with the six causes above. In most West Houston yards, the cause is one of the top three (runoff, chinch bugs, or disease). Anaerobic damage and grubs show up in specific patterns. Take-all is the one you have to confirm by pulling stolons. That is the point where a targeted fix beats a guess.
